Keep it organized and if you have a lot of stuff in it make sure it’s in a corner or stacked neatly so that they have the chance to get an idea of how much room is actually available for them to use. You could also paint the floor if it is too stained up to be overlooked.
Your patio should be inviting enough for the buyers to anticipate spending time out there once they move. A setup with a porch swing and a grill possibly makes it seem very homey and can make the difference in a sale or a viewing.
